Welcome to the City of Niceville Planning homepage, your hub for all things related to land use, development, and community planning. The Planning Division is a division of the Community Development Department.  Our Planning Division works to ensure that our city grows in a sustainable and responsible manner. We oversee the implementation of the Comprehensive Plan, which serves as a roadmap for future growth and development in our community.

We also provide information on the National Flood Insurance Program (NFIP) flood zones, helping residents and property owners understand their flood risk and take necessary precautions. Additionally, the city participates in grant programs to fund projects that improve our infrastructure, transportation systems, and quality of life.

Home-Based Business: Business Tax Receipts

Any person who maintains a permanent or temporary business location or branch office within the City, for the privilege of transacting or engaging in or managing any business, profession, or occupation shall be required to pay a business tax pursuant to Chapter 12, Article II of the Code of Ordinances, this shall include home-based businesses in accordance with Article 7, Section 7.06.03 of the Land Development Code and Florida Statute 559.955.

Please be advised that Senate Bill 784 was signed by Governor DeSantis on June 26, 2025, and went into effect on July 1, 2025, which requires the administrative approval of plats and replats as opposed to City Council approval.  Starting July 1, 2025, all plats and replats shall include the following signatory line; which replaces the current City Council signature block:
